How to get repeat guests -- give them a hug

Repeat guests are the holy grail of the vacation rental business. They are a known quantity, are easy to process through your rental system, and are more likely to write five star reviews. At my own property, 60% of this years guests were on their second and subsequent visits, with some on their sixth and seventh vacations at the cottage. The 2012 Vacation Rental Managers' Asscociation (VRMA) conference included a session on 'Giving your guests a hug" -- a light hearted look at attracting repeat guests.

It's all about making your guests feel special. Everyone wants to feel wanted and recognized so the secret is to create a relationship that allows you to communicate on a more personal level with your guests.



Ways to hug?

  • Personalise all your responses. Use a person's first name on the phone and in person. Write a welcome letter addressed personally.

  • Ask questions about guests' family or vacation group. Find out why they are coming and offer suggestions of things they can do.

  • If there is a special occasion -- birthday or anniversary -- leave a handwritten card and small gift.

  • Love their pets and their kids. Provide a pet pack that includes some natural dog treats, a new ball or Frisbee, and a temporary pet tag. Supply colouring books and crayons and childrens books and DVDs

  • Respond to problems promptly and be proactive to upcoming weather situations. When there's the potential of stormy weather at our place, we call our guests and remind them where the power outage pack is, in case the power goes out.

  • Follow up with a note asking how they enjoyed their vacation and if they make any suggestions for improvement, let them know when you make the upgrade based on their suggestions.

  • Offer a Special Returning Guest discount or voucher specifically for them.
